Methodology

All figures come from the Dubai Land Department open-data transactions feed. Every chart and table carries the credit line: "Source: Dubai Land Department open data, analysis by Invest Dubai Off-Plan".

Sales transactions only; mortgages and gifts are excluded.

Off-plan vs ready uses the DLD off-plan flag on each record.

Homes means property sub-type Flat or Villa. We do not use the DLD "Residential" usage flag because in this feed it also includes offices, shops, hotel apartments and hotel rooms.

One DLD query per quarter, dates inclusive: Q1 = 1 Jan to 31 Mar 2026, Q2 = 1 Apr to 30 Jun 2026, Q3 = 1 Jul to 30 Sep 2026. We publish quarterly figures only.

We de-duplicate on transaction number, because the feed repeats a small number of transactions.

AED 5M+ means a registered transaction value of AED 5,000,000 or more; AED 10M+ means AED 10,000,000 or more. For off-plan this is the contract price recorded at pre-registration, not a resale price or valuation.

Transaction value divided by registered area converted from square metres to square feet (x 10.7639), taken as a median across transactions.

We report medians, not means, and show the transaction count (n) next to figures. Area rows need at least 30 transactions, and off-plan vs ready comparisons need at least 50 transactions on both sides.

Each edition goes through two independent extractions, a row-count checksum against the feed totals, two independent aggregation scripts, and a manual spot check of headline figures.

• The feed serves the current calendar year only, so there is no year-on-year comparison.
• Late registrations can still be added, so figures are as of the pull date (1 November 2026) and any correction is logged on the edition page.
• Medians describe what sold and move with the mix; they are not like-for-like price changes.
• Area names are DLD land-registry names, not marketing community names.
• We publish aggregated figures only and do not republish raw DLD data.
